The South County Medical Plaza (“SCMP”) , a two-tenant, two-story, approximately 26,000 square foot build-to-suit project, was designed and built to serve as a walk-in medical center for the approximately 10,000 residents of the new master planned community of Talega located in San Clemente, CA. The project was developed specifically to suit the requirements of two regional hospitals located in Southern California – San Clemente Hospital and Saddleback Memorial Medical Center. Each of the hospital tenants executed a 15-year lease for occupancy of half the project.
SCMP is a high visibility project located on the central and most active intersection of the Talega Community and primary entrance to the business park. The project consists of concrete tilt up construction with abundant use of marble, natural stone, and high performance glass on the building exterior. The high-quality lobby finishes and distinctive main entrance further distinguish this as one of the highest quality medical office buildings in Orange County.
